Why it matters

In Ontario, most electrical work needs an ESA notification and inspection. Work without one can cause problems later.

Insurance claims

If there’s a fire or damage, an insurer may look at whether the electrical work was permitted and inspected.

Selling the house

Buyers, inspectors and lenders often ask for ESA paperwork on renovations, especially basements and suites.

Hidden mistakes

Unpermitted work hasn’t been checked by anyone, and DIY wiring mistakes are often behind walls.

Unpermitted work FAQ

Yes. A licensed contractor can file a notification for the existing work, make any corrections and have ESA inspect it. Some areas may need to be opened up so they can be seen.

No. Plenty of homeowners inherit work like this. The goal is to get it assessed, corrected if needed and inspected so it’s documented.

Not necessarily. It depends on what the inspector needs to see. We’ll talk through it with you before anything is opened up.

ESA can tell you whether a permit was filed for an address. If there’s no record, we can help from there.
