How we work on a custom build.

Three visits, clean handoff, no surprises for the GC or the homeowner.

1. Planning

Review plans, confirm service size, walk through pre-wire options, lock pricing. Happens before any site work starts so the budget is fixed.

2. Underground (if applicable)

Service conduit run from the pole or transformer to the panel location, buried at code depth during foundation backfill. ESA inspection, utility coordination.

3. Rough-in

Panel set, all circuits pulled, boxes installed, smoke/CO locations verified. Happens after framing and before insulation. Rough-in ESA inspection closes this stage.

4. Finish

Devices installed, fixtures wired (when supplied), panel trimmed and labelled. Happens after paint and flooring, just before occupancy.

5. Final inspection

ESA final inspection scheduled and attended. Certificate of Acceptance issued and handed to the homeowner and builder.

6. Handover

Walkthrough of the panel, labelling, and any homeowner-facing controls. Documentation emailed. Warranty on workmanship in writing.

Custom home wiring FAQ.

For underground service, we need to be on-site during foundation backfill so the service conduit is buried at the right depth. For rough-in, we come in after framing is complete, roof is on, and windows are installed — but before insulation and vapour barrier. Finish stage is at the end, after paint and flooring. Coordinating these three visits with your GC is critical; delays in the rough-in inspection hold up drywall.

Most custom homes in Eastern Ontario land between $14,000 and $28,000 for a complete electrical package — underground service, panel, all branch wiring, outlets and switches, smoke/CO detectors, ESA permit and inspection. Square footage, service size, number of floors, and add-ons (EV circuits, heated floors, hot tub pre-wire) drive the variance. Our estimate tool gives you a realistic ballpark in about 90 seconds.

Yes. Most of our custom home work comes through GCs and project builders. We coordinate directly with the build schedule, show up on the date committed, and don't hold up inspections. We carry our own $2M insurance and WSIB coverage, which streamlines onboarding for most builders.

Anything you might want in the next 10 years is cheaper to pre-wire now than to retrofit later. Common adds: EV charger circuit in the garage ($750 now vs. $2,000+ after drywall), hot tub pre-wire, heated floor circuits in bathrooms, extra exterior outlets, generator inlet, home office 20A circuit, and ceiling fan rough-in in bedrooms. We walk through the options during the planning meeting.

Three ESA milestones on a typical build: the underground inspection (if applicable), the rough-in inspection before insulation, and the final inspection after devices are installed. Each one is scheduled by us and typically booked within a few business days. You get a Certificate of Acceptance after the final passes — you'll need it for your occupancy permit.
